The information below is provided to help realtors complete closing letters. Due to the volume of closing requests we cannot fill out forms on realtor's behalf, however we have included information below to make this an easy process for you! 


When are the annual fees due and how much are they?
Each year, fees are due on February 15th. Invoices are sent via email for the calendar fiscal year (Jan-Dec).
Lot with home, plus water fees are $550.00
Lot only fees are $150.00. 

Please note that the POA will invoice monthly for water overages exceeding 5,000 gallons of usage. 
Monthly Water Overage Billing Table:

Zero to 5,000 Gallons is included in the annual fee.
5001 to 11,999 Gal. = $8.00 per 1,000 Gal.
12,000 Gal. and over = $25.00 per 1,000 Gal.


How can I find out if there is a balance on the lot before closing?
Please email us at surfsidehoa17@gmail.com and include the lot address and number to confirm any outstanding balances on lots. 

Where can I find more information on the by-laws and annual fees?
Please see our by-laws and road/water/lot policies under the "Forms" page for the most up to date information. Surfside Estates HOA governs roadways, water access, and boat ramp access for the neighborhood. We do not govern housing CCR. 

Are there transfer or initiation fees?
No

Is the POA mandatory?
Lot fees are mandatory to cover road maintenance, however water fees are option. You do not have to have water on your lot or you can drill your own well. 

How will homeowners be invoiced invoice and how can I pay?
Annual fees and monthly water overages are emailed and can be paid online.
Please make sure you share the new homeowners email and billing name, address, and phone number with us to avoid late fees. 


How can a new homeowner get a boat ramp key?
FOR NEW HOMEOWNERS: Please fill out the "Boat Ramp Access Card Application" on our Forms page and email us at surfsidehoa17@gmail.com

How can a homeowner or builder get water installed on a lot?
There is an impact fee to install water on lots and to repair roads after construction is completed. Please email use at surfsidehoa17@gmail.com with your lot number and address to confirm the impact fee for your lot. Currently, the impact fee is $15,000. Once this invoice is paid you will be provided a letter to take to the county. They will give you a form that you return to the POA. Once that form is returned, we will turn access on.
