Surfside Estates Property Owners FAQ
The Surfside Estates Property Owners Association (POA) governs roadways, water, and boat ramp access. We do not have CCRs or security.
If you have an emergency or complaint about a neighbor, please call the local authorities.
Note: All owners shall follow the Surfside Estates Bylaws, Policies & Procedures. Download the PDF's at the bottom of the POA page. All Hall County rules and regulations apply to our neighborhood. We do not have additional covenants.
How can I get involved in the POA (Property Owners Association)?
We typically meet every other month with some exceptions during the summer months. You are welcome to attend meetings to gain information. If you would like to see an issue added to the agenda, please email the office one week before the meeting.
We invite you to join a Board Committee or serve as a Board Member.

What Can I Learn About the Water Wells?

When are the annual fees due and how much are they?
Property owner fees are due annually on February 15th. Invoices are sent via email for the calendar fiscal year (Jan-Dec).
Fees:
Lot with Home: $550.00
Vacant Lot/ No Home: $150.00
Additional monthly invoicing will occur for water overages exceeding 6,000 gallons of usage.

Zero to 6,000 Gallons is included in the annual fee.
6,001 to 12,999 Gal. = $8.00 per 1,000 Gal.
13,000 Gal. and over = $25.00 per 1,000 Gal.

Are annual POA dues mandatory?
Yes. Lot fees are mandatory. If your property is hooked up to the Surfside wells, water fees are mandatory. You do have the option to drill your own well and waive water fees.

Water Hookup
An impact fee is required to install water on lots. Surfside Estates maintains and repairs water infrastructure and roadways during and beyond the construction of your home.
Please email surfsidehoa17@gmail.com with your lot number and Surfside Estates street address to confirm the impact fee for your lot.
The current impact fee of $20,000 is non-refundable. After paying the fee, you will be provided with a letter to take to Hall County. Hall County will give you a form. Return a copy of that form to the POA. Once that form is returned, Surfside Estates will begin the water connection process. See our Policies & Procedures pdf for more details.
Boat Ramp Keycards
Apply for a boat ramp gate keycard using the form below. Please write legibly and email it to surfsidehoa17@gmail.com. Cards issued prior to 2024, no longer work. We cannot mail cards.
In case of a gate emergency, please text (770) 287-9247.
Need a Replacement Keycard?
A $25 fee is charged to replace a lost keycard. Please fill out the "Boat Ramp Access Card Application" and email it to us at surfsidehoa17@gmail.com. You will receive an invoice. Once the invoice is paid, the new card will be mailed to the address provided.
Pets
Georgia, has a leash law requiring dogs to be on a leash or under immediate control by a competent person when off the owner's property, with a common requirement for leashes under 6 feet in length in public areas to ensure safety and prevent roaming, enforceable by Hall County Animal Control.
